Prospective Residents


If you are interested in applying for one of our available properties, you will need to fill out an online rental application. Each adult that will be living at the property will need to fill out their own application. The fee to process an application is $25.00. You will also need to fax or email a recent paystub. 


The application process generally takes 2 to 3 business days after which your application will either be approved or declined. If your application has been approved, the next step is to put down the security deposit to take the property off the market and reserve it for you. You will also need to select a move in date at this time. We cannot hold a proprety for more than 30 days before you must sign a lease and begin paying rent. 



Current Residents



After you move in, you will receive an email that contains your login and password information. You will need this information to login to your account where you can submit a request or pay your rent online. Online payments are by ACH and require you to enter your bank account routing number and account number. We do not accept credit cards. All of our leases state that rent is due on the 1st of the month with a certain number of grace days. After the grace period, a late fee of $50.00 will be added to your account. 



If you need to submit a maintenance request, we prefer that you do that from your account login. If you are having a maintenance emergency please call the emergency phone number to the right. Some examples of maintenance emergencies are no heat in the wintertime, no air conditioning in the summertime, any kind of water leak, basement flood, a fire, etc. If you are unsure if you have an emergency maintenace problem, please call. Its better to be safe than sorry. You will not be charged for calling the emergency maintenace number. 



We will contact you sometime between 45 - 60 days before your lease expires to see if you plan on extending your lease. In certain situations we will allow you to renew your lease on a month to month basis but as a general rule, if you want to stay then you will be required to sign another 12 month lease. If your plan is to move out at the end of your lease, keep in mind that you are required to give us a written 30 day notice to vacate. You can use the form on the right for this purpose.  After you move out, an inspection will be done and then your security deposit refund will be mailed to you within 10 - 14 days of moving out. Under no circumstances will we hand you a security deposit refund on the day you move out.
